Kin Interiors has been styling properties in the Albury Wodonga region since 2021.
My role as your property stylist is to present your property in it's absolute best light, ensuring strong marketing images for your advertising campaign and a great look and feel for potential buyers attending your open home.
As a qualified Interior Designer and experienced property stylist, I take many factors into consideration when styling your property for sale. With my eye for detail, knowledge of current trends and access to professional resources, I make the process seamless.
I work closely with your agent to make sure the marketing and styling strategy are in line with the current market and come up with a design concept that I believe will appeal to the broadest range of buyers as well as compliment the features of your property. All of these considerations ultimately giving your property the best chance to sell quickly and for a premium price.

First Impressions
First impressions are everything. For most, the first impression is made while viewing your property online and that expectation continues through to the moment they walk in the door. The latest research shows that within 8 seconds of entering a property a person has already a decided if they like a property. Thats not long so you want to make it count!
The art of virtual styling can provide digitally furnished marketing shots online but unfortunately, the first impression when entering the property is either disappointment or confusion when the rooms are actually empty.
Marketing
It is imperative that the photos used to market your property are perfect. You want as many potential buyers stopping to look at your property online as possible. I understand real estate photography and make styling decisions to ensure the best images are captured ensuring your property stands out among others on the market.
Emotion
It is true that a buyer will pay more for a property that they have formed an emotional connection to. Buying property is more of an emotional decision than many of us would like to admit! An RMIT study found that 85% of all purchasing decisions are made subconsciously, and emotional triggers are what drive a lot of that decision-making. A huge part of property styling is showing the lifestyle a property might afford it’s new owner and making them fall in love with the idea of living in your property.
Functionality & Scale
Surprisingly, only around 33% of the population can imagine how something will look in their mind. Walking into an empty property and not being able to see where things “belong” can be a huge objection for potential buyers. Property styling eliminates this objection from the start. Small properties or properties with tricky layouts benefit greatly from styling to show how every cm of the property can be utilized. Empty rooms look smaller than they are and this can spark doubt that the property might not be big enough for the buyers needs. Styling furniture and pieces in the correct scale are carefully selected to show spaces functioning at their absolute best while eliminating any “will it fit” objections.
Imperfections
When a property is marketed empty, small imperfections are more obvious and can sometimes invite a potential buyer to bargain the asking price or even make them reluctant to pay the asking price. Having the property furnished and styled shows buyers that even with some imperfections, the property is able to be presented beautifully and demonstrates that they too, could live with the small imperfections because they have fallen in love with the property for its features being showcased through the styling.
